Annual Dues & Utility Information

Annual dues: $1,656.00 for 2026 (due November 1st) – subject to change. Dues include electric and full access to amenities. Water services: Provided by PO River Water and Sewer Company (540-582-2184) and billed separately. Payment plans available for annual dues.

Membership & Purchase Process

A membership profile/application is required for all deed holders (up to 6 names per deed). Approval process takes up to 7 days – fee: $30 per person. Complete membership approval before purchasing to ensure eligibility.

Lets get rid of those pesky mosquito's! We fog the entire lot including under the camper and up in the tree canopy for elimination of bugs. Treatments last 4-6 weeks per treatment. Pet and family safe! $60 per lot.
